Roger Hannah has been appointed to provide valuation and compulsory purchase advice to a business that has premises situated in the heart of the proposed Rainham and Beam Park development.
The Mayor of London, Boris Johnson, approved the London Borough of Havering Council’s £40 million Housing Zone bid to convert the A1306 New Road, which was formerly an industrial area, into a new residential area in June 2015.
An illustrative masterplan area has been produced that covers an area of 144 hectares, encompasses the historic heart of Rainham, and extends westward to include land along the New Road corridor, including Beam Park. The master plan shows how the area could develop over the next 15 to 20 years. Its purpose is to test how much development can be accommodated in the area and how to respond to specific site constraints and opportunities to ensure that the recommendations made in the planning framework are grounded in reality. The illustrative masterplan indicates that the development of the area can deliver the following:
- 3,400 new homes, of which 1,000 are townhouses for families.
- 2,000 sq m of new retail floor space and 2,400 sq m of other ground-floor uses, such as small offices, communities, and health facilities, in the new Beam Park Centre.
- A new two-form primary school.
Other than the illustrative masterplan, no further information is available, and the Council has yet to appoint a preferred developer.
