History
Taxal Lodge, situated in the beautiful Goyt Valley, was built of local stone in 1904 as the home of Lt. Col. Henry Ramsden Jodrell. The Jodrell family had resided in the Whalley Bridge area since 1351, and by the 18th Century were the main landowners in Taxal. Henry Ramsden Jodrell passed away in 1950 and Taxal Lodge then became the possession of the Local Education Authority. Taxal Lodge closed its doors in 2005. A fire in 2010 damaged a large portion of the outbuildings.

Opportunity
The site has fantastic potential and has attracted interest from a number of developers. The existing hand crafted stone could be repurposed to create a one of a kind housing development against a beautiful mature woodland backdrop. The site covers an excess of 13 acres and comprises the former dwelling house/school, a tennis court, various outbuildings, gated driveway, extensive landscaped gardens and grounds including a protected wood. The site has a footprint of approximately 1400 m2 / 15,070 sq ft. A pre-application was submitted for the development of the site In 2018 to provide 17 dwellings – ref: PAD/2018/0049.

Location
The property is located just above the town and approximately 10 miles south east of Manchester, 7 miles north of Buxton and 9 miles north west of Macclesfield. 30 minutes from Manchester airport. The village centre is just a short walk away with shops, cafes, Peak Forest Canal and frequent rail links into Manchester and beyond.
