What Is Building Consultancy?

Building consultancy is the practice of providing specialist advice on matters regarding mitigating risk, adding value, reducing cost and managing liabilities in relation to infrastructure. The advice may be required before, during or after construction factoring in the economical, structural, environmental and social factors that may affect a project. 

Working across commercial and residential projects, building consultants liaise with project planners, architects, engineers, construction workers and clients alike. Building consultants provide expert advice considering any potential problems that may affect the project, coming up with alternative solutions wherever possible. 

Some of the daily duties a building consultant may undertake include inspecting and assessing properties, advising clients, ensuring health and safety regulations are being adhered to, mediating disputes or providing evidence to courts or tribunals. Ultimately, a large part of building consultancy is ensuring due diligence for the client.

Building consultancy example case study: Working on behalf of an international investor, Roger Hannah assisted in the purchase of a Grade B listed period property in the heart of Glasgow City Centre. The prominent feature building has a national restaurant operator on the ground floor and office space on the five upper floors, with great potential for further development of the currently underused space.

We provided pre-acquisition advice and a building condition report, together with budget costings for the main items identified during the survey. The advice enabled the client to undertake due diligence and pre-purchase negotiations to ensure the best value and a commercially viable investment.

Academies And Colleges

Buildings that are used for educational purposes such as academies and colleges require regular maintenance to keep them worthy for purpose. Sadly, many schools and colleges are in a poor state of repair, which has a wider knock-on effect for pupils, teachers and the wider community. 

As well as providing preventive planned maintenance, Roger Hannah also carries out independent inspections and produces compelling reports to help schools and academies with their applications for either CIF (Condition Improvement Funding) or SCA (School Conditioning Allocations).

Condition Surveys

Building condition surveys provide clarity relating to the condition of a building (i.e whether it has structural integrity or any issues which require remedial works), along with its current and potential value. Parties that may require this information for various different reasons include building owners, landlords, investors or prospective owners.

Dilapidations refer to the costs that need to be paid by a tenant to restore a property to its pre-let state. 

Dilapidations affect both tenants and landlords since the term dilapidations refer to any repair works which the tenant may be liable for. When taking out a lease, a schedule of conditions takes into account the current condition of the property, with the agreement that the property need not be in a better state of repair at the end of the lease.
