Dilapidations are the legal and financial obligations that a tenant may have towards the maintenance and repair of a leased property, both during the tenancy and upon its termination. Landlords need to ensure that properties are kept in good condition for future tenants, so that if a tenant fails to comply with the lease terms, the landlord can prepare a schedule of dilapidations.

A schedule of dilapidations survey sets out items of disrepair where the tenant has failed to comply with the repairing clauses of the lease, and also the works required to put the property back into repair.
