Prevention is better than cure and provides a more economical option.  Planned Preventative Maintenance (PPMs) programmes are an essential tool that enable building owners, investors and occupiers, to proactively maintain their property assets whilst improving value.

What is Planned Preventative Maintenance?

Planned Preventative Maintenance (PPM) is a scheduled maintenance routine, set out to ensure a property’s fabric, plant and equipment is maintained at regular intervals.

This helps to minimise partial or complete failure and helps to prolong the lifecycle of a property and its assets, whilst reducing costly reactive maintenance costs and business disruption to occupiers.

Advantages of PPMs:

Improved Lifecycle:  The main purpose of a PPM programme is to prolong the longevity of the building’s fabric and mechanical & electrical (M&E) installations.

Health & Safety:  To provide the safest environment to operate, you need your building fabric and M&E installations to be maintained in the best possible conditions.

Improved Scheduling: A PPM is a more cost effective and economical means of forward planning and scheduling maintenance works, compared to on a reactive basis.

Reduced Insurance Premiums: Well maintained fabrics and M&E installations are generally considered safer.

Prevention: Due to the regular nature of PPMs they prevent the deterioration of the buildings fabric and M&E equipment therefore avoiding / reducing large scale capital refurbishment schemes.

Budgeting: Improved ability to forecast maintenance and service charge budgets, etc. including improved ability to forecast and accrue funds for long term capital refurbishment project and schemes.

Value & Aesthetics: Well maintained stock and property portfolio, improving corporate image, let ability and investment value.

With the right maintenance plan you can maximise real estate performance whilst minimising maintenance, repair and replacement cost.
