The Party Wall etc. Act 1996 is a legal framework that provides the owners of land and buildings, rights to carry out certain building works.

Our experienced Party Wall Surveyors can provide expert advice on all Party Wall related matters acting as a Building Owner’s Surveyor or as an Adjoining Owner’s Party Wall Surveyor.  Being members of the Royal Institute of Chartered Surveyors (RICS) and active members of the Pyramus & Thisbe Society, we promote excellence in Party Wall practice.

Building Works under the Party Wall etc. Act 1996

The Act broadly covers three distinct types of work:

 

  • Section 1: New building(s) on or astride site boundaries.

  • Section 2: Repairs / Works to an existing Party Wall.

  • Section 6: Adjacent excavation and construction within 3 or 6 meters of a neighbouring building or structure.

Party Wall Services for Adjoining Owners

Under the Party Wall etc. Act 1996, Adjoining Owners have the right to appoint a surveyor to act on their behalf.  Our surveyors have a depth of knowledge to protect your interests.  As an Adjoining Owners surveyor we can:

  • Review Party Wall notices and check their validity.
  • Assess any potential impact of the proposed works.
  • Agree a Schedule of Condition, to record the current condition of the property.
  • Agree and execute a Party Wall Award to protect your rights under the Act.
  • Agree a supplementary Award, in the event of a dispute or damage being caused.
