Disposal Surveys
This type of survey is often used where a building may be in a dilapidated state and the owner wishes to sell the site. A disposal survey would be prepared with the objective of assessing the condition of a property and advising on any potential issues that are considered likely to be raised by a purchaser, pre-empting any barriers and maximising returns for the asset. Including Dilapidations if a leasehold interest and any other specialist cost advice on any works required.
Vendor Surveys
Vendor surveys are usually associated with the disposal of an investment interest.
The vendor survey is commissioned and funded by the vendor for the benefit of an eventual purchaser whilst allowing owners to understand the condition of their property and any impact it may have early on in the process.
Vendor surveys include a detailed survey of the property for issuing to potential purchaser and for assurance and retention by the final purchaser, helping to speed up the disposal process and minimise any potential delays.
