Instruction Boom as HS2 comes North

Roger Hannah has received a sharp upturn in instructions following the latest consultation process in HS2 Phase 2b proposals.

The western leg links Crewe to Manchester, whereas the eastern link spurs off from Birmingham towards Leeds.  HS2 is looking to submit the Hybrid Bill for approval in 2022, with Royal Assent predicted in 2024.  If approved, work on the western link will commence in 2024, with a likely completion timeframe of 2035.

The Western Link runs overground for large sections of the journey from Crewe to Manchester before going underground in Hale and re-emerging at ground level in Ardwick on the journey to Manchester.  The proposals have an impact on many owners.  Roger Hannah have been retained by over 20 affected landowners on the western link alone, including large residential properties, farm buildings, 3 golf courses, businesses, a hospital and a number of development sites.

Speaking about the impact, Simon Cook Managing Director of Roger Hannah said:

‘Whilst HS2’s journey north does run through a significant proportion of agricultural land, the impact on land ownership and business is significant as it comes into Manchester. The dense urban landscape makes it extremely difficult to avoid disruption and significant levels of compensation.’
