HS2 Residential Supplementary Compensation

Two supplementary cash payment schemes for residential property owners affected by HS2 Phase One include:

i. Alternative Cash Offer

ii. Homeowner Payment

An Alternative Cash Offer takes the form of a lump sum payment of up to £100,000 and is available for those property owners who qualify for the Voluntary Purchase Offer but do not wish to sell.

A Homeowner Payment of up to £22,500 is available for those owner occupiers in rural areas between 120m and 300m from the railway.

A number of discretionary compensation schemes for those affected by HS2, mostly related to the Safeguarded Zone and how far the claimant lives from the railway, is also in place.

Maps showing how far a property is from the route can be found on the Government’s HS2 website and has been published to help those affected work out which compensation schemes they might be eligible to apply for.

Simon Cook, Managing Director of Roger Hannah, comments, “Whilst supplementary payments may be  beneficial, HS2 Limited are engaged in a piecemeal compensation approach which makes it exceptionally difficult for affected owners to fully understand the compensation on offer.”
