HS2 Update: Phase 2B

Since the route of Phase 2B was announced in November 2016, our specialist team at Roger Hannah has been acting on behalf of a number of clients whose properties are affected by HS2.

We are currently advising over thirty owner occupiers and investors on a new housing estate in Mexborough, all of whom have purchased their properties over the last few years.  As a result of a revision of the route it is proposed that the line will run through the middle of the estate.  As a result HS2 have safeguarded the whole estate.

We are providing valuation and compensation advice, submitting Blight Notices and progressing negotiations with HS2 Limited’s agent to agree compensation.

In addition our team is also instructed to advise a number of commercial property owners and operators including the owners of a golf course in Cheshire.  The overall site includes development land with residential planning consent together with existing residential properties.

The proposed line will bisect the site, splitting the golf course whilst taking out a number of existing residential properties and greatly affecting the development potential of the remaining land.

We are currently advising our clients in respect to the potential implications of an Early Access Agreement to carry out environmental testing whilst also providing strategic recommendations so as to minimise disruption to the business and retained land.

Elsewhere we are advising a developer in respect to the development of a new marina.  The site is located fronting a canal and benefits from planning consent for a large number of moorings, amenities, facilities and holiday accommodation.  Site works had already commenced prior to the announcement of the revised route in November 2016.

Our team is providing strategic advice to the developer with a view to progressing negotiations with HS2 Limited in due course.
