New HS2 Compensation Proposals

The government has just published proposals for two new supplementary cash payment schemes for residential property owners who might be affected by HS2 Phase One.

An alternative cash offer, in the form of a lump sum payment of up to £100,000, is to be made available for those property owners who qualify for the voluntary purchase offer but do not wish to sell.

Also proposed is a homeowner payment of up to £22,500 for those owner occupiers in rural areas between 120 and 300m from the railway.

The Safeguarded Zone and the claimant’s proximity to the railway are the two main factors in the government’s recent introduction of a number of discretionary compensation schemes for HS2 victims.

A new set of maps, which can be found on the Government’s HS2 website, has been published to help those affected work out which compensation schemes they might be eligible to apply for. 

Simon Cook, Head of Roger Hannah & Co.’s HS2 team, comments, “Clearly, this is welcome news, but HS2 Limited is engaged in a piecemeal compensation approach, which makes it exceptionally difficult for affected owners to fully understand the compensation on offer.”
