Roger Hannah have sold a 0.44 acre development plot in the centre of Royal Tunbridge Wells with the potential for the construction of 6 large residential units. Tunbridge Wells is an extremely affluent commuter town in the heart of Kent. The site itself is located on St John’s Road close to the centre of town in a high value residential area. The area is experiencing high levels of residential development with the site opposite and adjacent both being developed for residential purposes.
The Planning and Development Team have been working on behalf of our client, Clear Channel UK, to gain planning permission for the site in order to maximise its value. The site has a number of constraints such as a badger sett, Japanese Knotweed and challenging topography. In order to reduce these constraints, and the uncertainty and risk they produce, a number of surveys were commissioned to mitigate their effects. Planning Permission has also been sought for a scheme that maximised the potential of the site in order to achieve the best capital receipt.
Roger Hannah & Co have project managed this scheme and successfully sold the site in December 2016.
