Roger Hannah has been appointed to market a well-established fishery and modern restaurant/café in Carnforth, close to the Lake District, for £1 million.
The fishery sits on 55 acres with 9 well-stocked fishing lakes and the award-winning restaurant/coffee house, The Catch 23, which was completed in 2012 to a high standard.
The site at The Catch 23 and Borwick Fishery combines an idyllic location with accessibility, being just off the M6, approximately 15 miles south of Kendal and the Lake District. The current owners have built up two successful businesses: The Catch 23 last year turned over approximately £330,000, and the Fisheries business turned over approximately £66,000.
The new owners could look to build on the solid foundations that have been built, with the potential to increase turnover by extending the opening hours of the restaurant to evenings. There is also the potential to further develop the site, and the current owners have had informal discussions with Lancaster City Council, who have confirmed that, in principle, they are not adverse to further development of the site.
