Academies & Colleges
All building types require regular maintenance over time due to general wear and tear or to comply with ever changing Health & Safety regulations. Schools are no exception, especially given the heavy, daily footfall. To combat the issue of school buildings being in a poor state of repair, the Department for Education (DfE) allocate funds annually to help maintain and improve the condition of education buildings and grounds. Effectively, the funds available to schools and academies are split between two areas:

Condition Improvement Funding (CIF): These funds are used for any number of refurbishment projects including re-roofing, replacing windows/ doors, fire safety, safeguarding, replacing electrical or heating systems, etc. Advice on Condition Improvement Funding is one of the many specialist services we provide here at Roger Hannah.

School Condition Allocations (SCA): You will be eligible for funding if you have more than 5 Academies and 3,000 students. Commercial Building Surveys
A commercial building survey differs from a residential survey. It is a detailed inspection of a property to establish its condition at that time. It not only supplies information for maintenance work that is required immediately, but works that are needed over a longer period and notes any future repairs, redecoration and renewals of each part of the building.

Dilapidations are integral to any commercial Lease as they note obligations for the maintenance and repair of the property. Party Wall Services
The Party Wall Act 1996 is a piece of legislation designed to enable development whilst providing protection for adjoining owners and occupiers. The Act prevents construction related disagreements between neighbours prior to any works beginning.
At Roger Hannah, we can provide expert advice on all Party Wall related matters acting either as a Building Owner’s surveyor which involves preparing and issuing any notices, awards, or schedules of condition or as an Adjoining Owner’s Party Wall surveyor, ensuring the Act is correctly administered and any disputes are quickly resolved whilst properties are effectively safeguarded.
Planned Preventative Maintenance
A Planned Preventative Maintenance (PPM) survey assesses the maintenance requirements of an asset over an agreed period of time. This pro-active approach to maintenance, helps to effectively prevent problems before they arise. Our comprehensive PPM reports include a thorough inspection of the property and identify any defects, lifecycle predictions, budget costings and timing forecasts over an agreed period, tailored to each individual client.

Schedules of Condition
A Schedule of Condition fully records a property’s condition in a simple format. This can rely on photographs only, or can include a written description with photographs.
Commercial Leases often place a responsibility upon Tenants to keep a property in a good state of repair, so it’s a good idea to have a Schedule of Condition drawn up to assist in limiting liability when having to leave the property in a no worse or better condition than it was at the beginning of the Lease. Tenants should consider taking professional advice before committing to a full repairing Lease, especially if the property is in poor repair or if a Schedule of Condition is not provided. Our expert RICS surveyors will conduct a thorough inspection of the interior and exterior of the property and note any defects or damage on the Schedule of Condition.
