Roger Hannah were instructed to act on behalf of an occupier of a workshop/storage unit located in North Manchester, in respect of their 2017 Business Rates Assessment, which was valued on the basis of office and premises.
Following an inspection and a measured survey, Roger Hannah identified possible angles for a reduction in the business rates, which included factual differences and valuation scheme disputes. Thorough rental research was undertaken into the local market and a comprehensive case was presented to the Valuation Office to support our client’s position.
Upon completion of negotiation with the Valuation Office, we were able to successfully alter the scheme of the property, alter the measurement basis and reduce the price per m2 adopted, effectively reducing the Rateable Value in half and generating savings in excess of £20,000 in business rates payable over the 5 year Rating List period.
We followed the new Check, Challenge, Appeal business rates appeal system recently implemented by the Valuation Office Agency and were able to conclude the full process from Check stage through to settlement of the Challenge within a 3 month period. The adopted position of the Valuation Office is 12 months for the Check stage alone.
